The problem
Five homes are listed as Available on Southbridge Court, and the “Available” link in your site's own menu goes to a 404 — because inventory lives in four places at once: the WordPress listing pages, the MLS through Aldridge & Southerland, the NewHomeSource feed, and whatever Kim is keeping on her phone. Every time a lot goes under contract, someone has to remember to update all four. Meanwhile every website form, phone tap and Matterport tour is a potential $500k+ transaction, and today none of them are recorded anywhere you can look back at.
What changes on day one
Kim updates one row. Lot 11 goes under contract → she changes one status in the inventory list on her phone; the website listing, the Available page, the MLS feed and the agent email update themselves.
The “Available” page can never 404 again — it is generated from the sheet, with the live count and price band on the homepage.
Every lead lands in one place with its source (website form, phone tap, NewHomeSource, agent registration, Matterport tour), the plan it asked about, and a next-step reminder.
Buyer's agents get a new-listing alert the morning a home is listed — before it hits the portals — with the 2.5% co-op reminder built in.
David and Kim open one dashboard: what's listed, days on market per lot, margin per plan, and where the leads came from.
