The short version

You have more to work with than most builders your size: a maintained site (homepage and floor-plans pages updated in March 2026), Matterport 3D tours on every model, seven-plus written testimonials, five homes listed as Available on Southbridge Court in Savannah Place Phase 5 at the low-to-mid $500s, and a buyer's-agent programme (2.5% co-op) refreshed in January 2025. Three things are leaking value from that:

Reputation and proof

  • Family-owned and building in Greenville/Winterville since 2003 — David on site as licensed GC, Kim on finishes and sales. That story is on the About page and it is exactly what buyers of a semi-custom home want to hear.
  • Seven-plus written testimonials already on the site — ready-made Google reviews once a profile exists.
  • Listed on NewHomeSource (builder 42533) with inventory “updated daily”, and a Greenville-Pitt County Chamber member.

Assets most builders your size don't have

  • Matterport 3D tours embedded on model and listing pages — rich, reusable creative.
  • 40+ photos per floor plan, 20+ per listing.
  • Five named plans (Wilson ~2,756 sf, Deacon ~2,900, Alexander ~3,000, Jake, Kimberly) — a natural structure for search-friendly plan pages.
  • Solid plumbing: Cloudflare in front (SSL on), Microsoft 365 email, homepage and floor-plans content updated March 2026.

High

Primary navigation links “Available” and “How It Works” return 404

/available/ and /how-it-works/ do not exist; the real inventory lives at /listing/. This is the most-clicked word for a buyer with a budget in hand, and it currently dead-ends.

Fix: Repoint “Available” to /listing/ (and rename the listing page “Available Homes”), publish a short How It Works page (lot → plan → selections with Kim → build with David → close), add 301 redirects so any shared links keep working. Same-day fix under maintenance.

Theme demo pages are live and indexed

The public sitemap includes /sample-page/ (Lorem ipsum), /sassy-blog-layout/, /our-services/property-management/, /our-services/selling/, /our-services/buying/, /listing/commercial-land/, /listing/rent/, /open-for-inspection/, /career/, /locations/, /search-property/ and /listings-table/. Google sees a builder who also does property management and commercial land; a buyer who lands on one sees an unfinished site.

Fix: Delete or noindex all twelve, remove them from the sitemap, 410 the URLs, and resubmit the sitemap in Search Console.

Lead capture is the whole funnel — and it is four fields

Pricing is intentionally gated (“Contact Us for Current Pricing” everywhere), so the contact form is the business. It is JS-rendered with First / Last / Email / Message only: no phone field, no plan or lot interest, no “I'm a buyer / I'm an agent” split, no visible email address on the contact page, and no way to book a tour.

Fix: Rebuild the form with phone, plan interest (five plans + “not sure”), timeframe, and buyer-vs-agent; add a separate Agent Registration form on the Real Estate Agents page; add a “Schedule a model tour” booking link (Microsoft Bookings works with your Microsoft 365). Every submission tagged and routed — this feeds the BICS lead tracking.

Matterport tours are the best asset on the site and used only once

Tours are embedded on model and listing pages but not gated for lead capture, not reused in social or ads, and not surfaced on the homepage.

Fix: Homepage “Walk through the Alexander in 3D” block; optional soft-gate (name + email after 60 seconds inside a tour); export tour clips for Reels and Meta ads.

Blog exists in the URL structure with zero posts

/blog/ shows a property search filter instead of content — no content marketing since the 2021 launch.

No copyright year, no privacy-policy link (a /privacy-policy/ page exists but is 2021 demo content), no business hours, no physical or model-home address, no Google Map embed. WordPress core is 6.6.7 — behind current.

Fix: Footer refresh (© 2026, privacy link to a real policy, “Model home: Southbridge Court, Winterville — by appointment”, map embed to the community entrance), WordPress core/plugin/theme updates with a backup first.

Page speed on mobile is probably image-bound

Viewport meta is present, but galleries of 40+ photos per plan and 20+ per listing show no visible lazy-loading or image CDN. We could not run PageSpeed from this review.

Fix: Run PageSpeed Insights on the homepage and one listing page; if confirmed, enable lazy-load, WebP conversion and Cloudflare image optimisation (you are already on Cloudflare).

We could not confirm GA4, Google Tag Manager or a Meta Pixel from the rendered site. If they are absent, nothing about the leads you get today is measurable.

Fix: Install GTM with GA4, Meta Pixel and form/phone-tap events; add call tracking on the site number.

Simple wireframe, not a design. The point: put the five available homes, the price band and the two ways to act (tour / agent) above the fold.

“Will Kuhn Homes, LLC” — a separate Greenville builder with BBB, Yelp, IBX Home Builders Association and Birdeye listings (63 reviews) — outranks Kuhn Homes for brand-name searches. Without a Google Business Profile and consistent citations, that will not change.

Fix: Claim/verify a Google Business Profile for Kuhn Homes, LLC; build citations with the exact name and PO Box/service area (Chamber, NewHomeSource, HBA if applicable, Facebook); add Organization + HomeAndConstructionBusiness schema; make “Kuhn Homes, LLC · Greenville & Winterville · est. 2003” consistent everywhere.
