You have more to work with than most builders your size: a maintained site (homepage and floor-plans pages updated in March 2026), Matterport 3D tours on every model, seven-plus written testimonials, five homes listed as Available on Southbridge Court in Savannah Place Phase 5 at the low-to-mid $500s, and a buyer's-agent programme (2.5% co-op) refreshed in January 2025. /available/ and /how-it-works/ do not exist; the real inventory lives at /listing/. This is the most-clicked word for a buyer with a budget in hand, and it currently dead-ends.
The public sitemap includes /sample-page/ (Lorem ipsum), /sassy-blog-layout/, /our-services/property-management/, /our-services/selling/, /our-services/buying/, /listing/commercial-land/, /listing/rent/, /open-for-inspection/, /career/, /locations/, /search-property/ and /listings-table/. Google sees a builder who also does property management and commercial land; a buyer who lands on one sees an unfinished site.
Pricing is intentionally gated (“Contact Us for Current Pricing” everywhere), so the contact form is the business. It is JS-rendered with First / Last / Email / Message only: no phone field, no plan or lot interest, no “I'm a buyer / I'm an agent” split, no visible email address on the contact page, and no way to book a tour.
Tours are embedded on model and listing pages but not gated for lead capture, not reused in social or ads, and not surfaced on the homepage.
/blog/ shows a property search filter instead of content — no content marketing since the 2021 launch.
No copyright year, no privacy-policy link (a /privacy-policy/ page exists but is 2021 demo content), no business hours, no physical or model-home address, no Google Map embed. WordPress core is 6.6.7 — behind current.
Viewport meta is present, but galleries of 40+ photos per plan and 20+ per listing show no visible lazy-loading or image CDN. We could not run PageSpeed from this review.
We could not confirm GA4, Google Tag Manager or a Meta Pixel from the rendered site. If they are absent, nothing about the leads you get today is measurable.
Simple wireframe, not a design. The point: put the five available homes, the price band and the two ways to act (tour / agent) above the fold.
Rough footprint: ~28 page URLs in the WordPress sitemap plus property and taxonomy sitemaps — roughly 40–60 URLs, of which about a dozen are demo pages.
“Will Kuhn Homes, LLC” — a separate Greenville builder with BBB, Yelp, IBX Home Builders Association and Birdeye listings (63 reviews) — outranks Kuhn Homes for brand-name searches. Without a Google Business Profile and consistent citations, that will not change.
Savannah Place has no dedicated page. Floor-plan pages have photos but no square-footage/bed/bath spec tables or PDFs. The blog is empty. That leaves “floor plans Greenville NC”, “new construction homes Winterville NC”, “homes for sale Winterville NC new construction” and “custom home builder Pitt County” uncovered.
Homepage title “Kuhn Homes | Greenville's Premier Home Builder” carries local intent but no differentiator (new construction, semi-custom, price band). Inner pages use “Page | Kuhn Homes” (“Listing | Kuhn Homes”, “Sample Page | Kuhn Homes”). Long-tail terms — Pitt County, Savannah Place, new homes Winterville NC, ECU / ECU Health relocation — are absent.
